A complete renovation of the historic 23-story apartment complex in downtown Dallas.  The scope included replacement of the existing water source heat pump system including a new cooling tower, new boilers, and new pumps as well as the replacement of the domestic water booster system.  Each floor was redesigned with new water source heat pumps in each apartment.

The first level and two basement levels were redesigned to provide a new guest services lounge, new tenant amenities, restaurant/retail shell space, and the redesign of the grease waste system supporting the new and existing restaurant spaces.  The projects also included the renovation of the adjacent 8 story parking garage with new lighting, new exhaust systems for basement level tenants, a new VRV system for basement tenants, and a new dog park on the top level.
